Just up a country lane from the trout beds of the Housatonic River and the east coast’s largest water fall, 111 acre Sugar Hill Farm
has a commanding presence in the beautiful and cultured Litchfield County, Connecticut town of Salisbury. With the town road dead-ending at the entrance to the Farm, a half mile private drive then winds through lush rolling fields leading the way to the principal
residence on the property.

Sitting high on a hill side (the altitude of Sugar Hill Farm is quite possibly the highest in the state of Connecticut), he views from the home – and virtually every other point on the property – can be described as nothing short of breathtaking, with vistas stretching for more than fifty miles in directions east, south and west.

It has been said that the views from Sugar Hill Farm are the finest in Litchfield County. Although conveniently situated within a seven or eight minute drive from four separate lovely New England villages, the property is remarkably private. Three of the Farm’s boundaries abut land owned by the U.S. Government for the Appalachian Trail. Beyond the trail are Nature Conservancy lands. One can therefore correctly assume that the privacy and security of Sugar Hill Farm are forever protected.

The acreage of the property is divided between open rolling fields and pastures, a large, crystal clear spring and stream-fed swimming pond, an orchard containing approximately one hundred apple and pear trees, and craggy forest land serving as a ruggedly handsome border to the property. In addition to the main residence, there is a lovely (and recently renovated) guest or caretakers home, a recently built 40’x 60’barn, a workshop, and a rustic pond-side cabin. A clearing in the woods on the walk to the pond currently is used as an archery range but could easily be used for tennis courts. In 1970, on behalf of an affluent Greenwich, CT client, a team of leading architects combined efforts in creating a large – but surprisingly cozy – French country mansion on one of the most breathtaking sites
imaginable.

The area has great appeal to automotive enthusiasts and collectors as it is close to the beautiful Lime Rock Park and it’s world-famed race course. Hotchkiss, the Salisbury School, the Berkshire School and several other highly-regarded boarding schools are all within easy reach. Sugar Hill Farm is less than a half hour south of Great Barrington, Massachusetts and other notable Berkshire spots including Stockbridge, Tanglewood and several ski resorts. The typically traffic-free drive from Sugar Hill Farm to Manhattan’s upper east side takes two hours.

The antique wood-paneled library offers shelving for 2,000 volumes under its elegantly vaulted ceiling. Substantial marble and stone Rumford fireplaces not only are in the living room and library but can be found in the dining room and kitchen as well. (The exposed brick-walled upstairs den also features a wood burning stove.). Not long ago, the sizable kitchen and adjoining breakfast room were
joined in a complete remodeling effort that has received the praise of architects and noted designers. Massive marble, soapstone and unique resin counter tops, bespoke cabinetry, polished concrete floors, and the very finest in hardware and
appliances have been tastefully comcombined with new floor-to-ceiliing window walls to stunning effect.

Numerous details – such as a separate upstairs staff kitchen – can only be appreciated with a complete tour. The extremely efficient home has central air conditioning and a central vacuum system with 600 amp underground electrical service. Every first floor room features elegant 10’tall French doors opening to the magnificent surrounding grounds. The southern-facing home is exquisitely sited on the property to receive full sun.

For those unfamiliar with Salisbury, it is considered amongst the finest of the dozen or so beautiful and cultured New England villages in Connecticut’s northwest corner. The center of Salisbury, as well as the villages of Lakeville, Cornwall, Falls Village, Sharon and Canaan are all just minutes away.

Currently, although several of the rooms are being enjoyed as playrooms for children, there can be as many as eight bedrooms, every one of which could be described as sizable. Vintage French moldings were incorporated just as were massive hand-hewn chestnut beams from an early 18th century New England barn. The resulting instructure contains approximately 10,000 square feet, with many rooms having towering ceiling heights. For example, the extraordinary living room measures 33’ x 33’ with a ceiling peaking at more than 30’.

For more than one hundred years, the area has attracted many accomplished people who have become full-time or weekend residents. Among the many celebrated individuals living in the area are Meryl Streep, Kevin Bacon, Michael J. Fox, Laura Linney, Clint Eastwood and former president George W. Bush. The area features well-known inns, a wide array of fine restaurants, and shops to satisfy the most sophisticated buyers. Pleasantly, taxes in Salisbury are amongst the lowest in the region. As a full four-season destination, there is barely a weekend when art and antique shows, children’s activities, sporting and riding events and other appealing activities are not taking place.
